How much does it cost to build a house in Ecuador? Prices per m² in 2026

What builders' published prices show: from about $330 per m² for prefab to $660 for a finished modular home, what each price includes and which costs come on top.

How much does it cost to build a house in Ecuador? The answer depends mostly on the building system and on what the price includes. EcuaNido brings together the house models builders publish with a price; here we sum up what those prices show, per square metre and without land, in October 2026.

Price per m² by type of house

These are the ranges of the models with a published price on EcuaNido. The price per m² is the model's price divided by its floor area:

  • Finished prefab house (for example Casas Mariana de Jesús, Quito): about $330 per m², from 36 m² for $11,900 to 120 m² for $39,900. Transport not included.
  • Cabins and small houses in wood or concrete (Construye Casas Ecuador, Pichincha): $380 to $530 per m². The smallest cabins (14 m²) cost the most per m², because a bathroom and kitchen cost almost the same in a small house as in a big one.
  • Steel framing, semi-finished (Homers Constructora): about $350 per m²; turnkey $480 to $550 per m².
  • Modular home with finishes (Constructora GL PRO, Manta): about $660 per m², from 24 m² for $15,800 to 144 m² for $95,040, delivered in about 60 days.

So an 80 m² house costs, for the construction alone, from about $26,000 as a prefab to more than $50,000 as a finished modular home or turnkey steel frame.

Why prices differ so much

The difference is rarely just quality: it is what the price includes.

  • Semi-finished ("obra gris"): structure, walls and roof, but no finishes (floors, paint, kitchen, complete bathrooms). The cheapest option, but a large part of the cost is still to come.
  • Turnkey ("llave en mano"): the house ready to live in. Always compare turnkey with turnkey.
  • Prefab kit: some companies sell the materials of the house and the assembly is hired separately. Ask whether the price includes the labour.
  • Transport and installation: for prefab and modular homes, getting the house to your plot can be an extra cost, especially far from the city where the factory is.

What is almost never in the model's price

For your total budget, also count on:

  1. The land, with its deeds in order. Check the certificate of encumbrances ("certificado de gravámenes") at the Property Registry before you buy.
  2. Plans and the building permit from the municipality. Many municipalities ask for plans signed by an architect or engineer.
  3. Soil study and foundations, depending on the plot: a sloping or filled-in plot can make the base much more expensive.
  4. Connections for water, electricity and sewage (or a septic tank), and a wall or fence around the plot.
  5. A margin for the unexpected: keep at least 10% of the budget aside.

Tips before choosing a builder

  • Ask for the quote in writing, with a list of what is and isn't included.
  • Ask whether the structure meets the Ecuadorian Construction Standard (NEC), which matters in a country with earthquakes.
  • Compare at least two or three quotes for the same size and the same level of finishes.
  • Ask about the delivery time and the payment schedule: avoid paying most of it up front.

Compare and ask for quotes

On House models you can compare all models by size, bedrooms and price. Some show "Price on request": those builders don't publish their prices. If you already have land, on Build you can ask several builders in your city for a quote in one go.

The prices in this article are the ones builders published on their websites in October 2026 and may change: always confirm the price and what it includes with the builder.
